860 Canal Street

Building Conversion and Expansion

  • Through a very competitive process, CPG won the award for the redevelopment of the 860 Canal Street property. An early 20th century non-descript, dilapidated former industrial/office building sitting on a canal in a transitional mixed use zone. Through a series of analyses it was determined to save the original building because of its great ‘bones’ and lofty ceiling heights. With the addition of 2½ floors, a new modern skin, complete new cores, building systems and roof gardens, the reincarnated property will grow to approximately 130,000 square feet. In addition, a new 4 story parking garage and full site development will add to the previous low parking ratios and bland hardscape.
  • The new ‘Village’ goal is to entice and support other media production companies to share the synergy with the Owners similar businesses. Sitework will include the cleanup and capping of contaminated grounds, restoration of the marinas steel bulkhead and creation of a new public boardwalk/esplanade.
  • To say the least, an extremely complicated project, and we are excited about being part of its reincarnation.
